We’ve all heard the saying “a picture tells a thousand words”, and when it comes to selling properties, this couldn’t be truer. Potential buyers will first connect visually with a property, so it’s important that you use your flyer to showcase eye-catching and prominent photos of the home’s best assets.
We recommend featuring just 4-5 photos in your design, as any more may leave the viewer feeling overwhelmed. Don’t forget to make these photos as vibrant and as eye-catching as possible too, as surveys show that this can boost sales by up to 80%. Cha-ching!
Once a potential buyer has been attracted to the property visually, the next thing they’ll want to know is additional details about the home, including how many bedrooms, bathrooms, and car spaces it has. Does it have a laundry room? How large is the backyard? And does it have a pool?
Along with these house details, don’t forget to mention other important information, such as about its location, which schools or attractions are within vicinity, and anything else that may just convince a person to buy it.
Professional, Easy-to-Read Layout
Now, unfortunately if you don’t have an easy-to-read layout, the important details you listed from the previous section may not even get read! Keep your designs professional, clean, and clear with plenty of white space around text and images.
This breaks each element up and allows for easy viewing. Try to avoid large chunks of text, difficult-to-read text colors, and photos which don’t seem cohesive when placed near one another.

How To Create A Real Estate Flyer In BeFunky
Now that you know what makes a great real estate flyer, it’s time to try your hand at making your own! To get started, head to BeFunky’s Graphic Designer, then in the Templates section, navigate to Business Marketing, followed by Flyers.
Choose a design that takes your fancy, then just click Use This Template to begin.
Firstly, you’ll want to swap out the flyer template’s existing images for ones representing the property you wish to market. To do this, click on any existing photo and an Image Properties toolbar appears. Click Replace, then select your desired photo from your Computer. Repeat this process for every photo you wish to swap.
Next, it’s time to edit the existing text on the template to reflect your own details. Simply double-click on a text box and begin typing whatever you want it to say. When you click on a text box, a Text Properties toolbar also appears. From here, you can adjust elements such as the Font, Size, Text Color, Spacing, and more.
You can also change the Background Color of text boxes. Start by clicking on the text box to bring up the Text Properties toolbar. From here, click on the color swatch located next to Background. You can then choose a color from the Color Chart, type in the color’s specific HEX Code, or use the Eyedropper Tool to select a color already present in your design.
Want to change the background color of your entire template? Navigate to Customize in the main menu on the left and select a color swatch of your choosing. Similarly, you can click on the first color swatch (the one with the dropdown arrow) to open the Color Chart, type in the color’s specific HEX Code, or use the Eyedropper Tool.
Once you’re happy with your real estate flyer design, it’s time to save it. Click on Save at the top of the screen, followed by Computer.
We recommend saving your flyer as a PDF file in Print quality so it’s the highest quality possible for printing.
Then all that's left to do is send your PDF file off to your printing service of choice!
